Can you hold a place before I apply?
No, we rent on a first-come, first-served basis with a completed application and payment of all required fees. We recommend applying promptly to secure your preferred rental. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Security deposit is due within 48 hours of lease signing and then the first month's rent is due prior to move in. -
How old do you have to be to apply?
Applicants must be at least 18 years old or the legal age to enter a binding lease agreement in Colorado. -
Is the deposit refundable?
Yes, security deposits are refundable provided the lease terms are met and there is no damage beyond normal wear and tear. Deductions may apply for cleaning, repairs, or unpaid balances. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the credit, income, or rental history qualifications. Cosigners must meet our screening criteria and agree to guarantee the lease. -

How do I pay rent?
Most tenants pay rent online via ACH payment through their portal. You can also pay by check or money order at our office or after hours drop box. -
I want to get a pet. What do I do?
Refer to your lease agreement and contact us first. Many of our properties are pet-friendly with additional deposit or monthly pet rent, though restrictions may apply. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants are jointly responsible under the lease. If one person wishes to stay, they may need to requalify or find a replacement tenant, pending management approval. -
My lease expiration is coming and I want to move out. What do I do?
Tenants can submit their move out notice in their tenant portal. -
Who is responsible for paying for repairs & maintenance requests?
The Springs Team handles routine maintenance and repairs. Tenants may be responsible for damages caused by negligence or misuse. All issues should be submitted promptly through the maintenance portal.
