Qualifying
Before applying, please be sure to contact our office to confirm that the rental you’re applying for is still available. APPLICATION FEES ARE NON-REFUNDABLE.
- A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and
- If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from:
- Charging the prospective tenant a rental application fee; or
- Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.

- Each and every adult (18+) intending to occupy this home must complete an individual application, regardless of income. The application fee is $49 per adult. As a part of this rental application, you will be required to provide a copy of a valid state-issued form of identification and proof of income which you can attach to this application. Please also be prepared to provide 3 years of residential history as well as contact information for each of your rental references.
- The Springs Team is a dedicated fair housing provider and will assist all persons without regard to race, color, creed, sex, religion, national origin, familial status, marital status, handicap, ancestry, or any other protected class as defined by state and federal fair housing laws.
Please note each of our properties is independently owned so the rental criteria may vary from property to property. However our typical minimum requirements are:
- Household income should be no less than 2x the monthly rent amount
- Minimum 620 credit score (exceptions noted below)
- No violent crime convictions or registered sex offenders
- No negative rental history
- Roommates (when allowed) may be subject to additional income and deposit requirements.
Applicant agrees that all credit information maintained by owner or agent may be given to any credit reporting service or other agencies authorized to obtain it. Applicant hereby certifies that the information given in this application is true and correct and that any false information given will be sufficient grounds for termination and eviction.
When processing an application, we check credit, criminal background, employment/income sources, and landlord references. We reserve the right to decline an application or to require additional deposit or co-signer if negative conditions are identified during the screening process.
Probable Disqualifications:
- Income below 2 times the rent amount
- The inability to pay the full security deposit prior to move in
- Past evictions
- Monies owed to a past landlords or utility companies
- Multiple accounts in collections
- Bad rental references
- Balances owed to landlord/property managers
- Bankruptcy that hasn’t been discharged
- Felonies (violent crime, sexual crime, or domestic violence)
- False information on rental application
This list represents some (not all) of the reasons that an application might be declined.
Your credit score is the determining factor for your Security Deposit. If all other criteria are acceptable, your Security Deposit is determined as follows:
- If your Credit Score is 620+, then the Security Deposit is equal to One Month’s Rent
- If your Credit Score is 600-619, then the Security Deposit is equal to One and a Half Month’s Rent
- If your Credit Score is 599 or Less, then you may be required to pay a “Double Deposit” equal to Two Month’s Rent
**All Security Deposits are required to be in Certified Funds and are due prior to taking possession of the home.**
*If approved, there will be $95 Administrative Move-In/Move-Out Fees included in your lease due at time of move-in/move-out. You agree that this is an acceptable charge for the administrative time needed to show the property, process your application, and potentially prepare your initial lease.
*Pets should be registered at https://thespringsteam.petscreening.com/. When approved, EACH pet is subject to an additional $300 Security Deposit + $35 monthly fee.
*If more than 2 non-related parties will be residing in the home, an additional $25 p/person will be added to the rent and additional deposits may be required.
*If your application is approved, The Springs Team Real Estate Company will be submitting your contact information to Citizen Home Solutions, a concierge utility connection service. Citizen will contact you to assist with setting up your water, gas, electricity, phone service, cable/satellite TV, and security monitoring. We strongly recommend that you deal directly with Citizen for these connections, as they are familiar with our requirements for satellite dish and cable line placement, and not following these guidelines could result in additional charges on move-out. By submitting your application, you hereby agree that The Springs Team Real Estate Company may provide your contact information to Citizen Home Solutions and that they may contact you.
